Garage Floor and Front Porch Coatings That Actually Hold Up

Most concrete surfaces inside and outside a home take a beating day after day. Oil drips, foot traffic, moisture, UV exposure - bare concrete just wasn't built to handle all of that long-term. That's exactly the kind of problem we solve with our flake floor systems, and this job covered two of the most-used concrete surfaces on a home: the garage and the front porch.

In the garage, we installed a full epoxy and polyaspartic flake floor system. The epoxy base bonds directly to the concrete and gives you a solid foundation. The decorative flake layer goes down next, and then a polyaspartic topcoat locks everything in. Polyaspartic cures harder and faster than standard epoxy alone, which means better resistance to abrasion, chemicals, and hot tire pickup. The grey flake blend we used here looks sharp and hides everyday dirt and scuffs really well.

The front porch was a different situation. Covered porches are tricky because moisture can build up underneath the slab over time. We addressed that with a moisture barrier as part of the coating system before applying the protective finish. That step matters a lot for long-term adhesion. Without it, moisture vapor can push up through the concrete and cause coatings to bubble and peel - sometimes within a season or two. The finished porch has that same clean, textured look with serious protection underneath.

What we like about doing both spaces on one job is that everything ties together. Same color family, same system, consistent results. And maintenance going forward is simple - a quick sweep and occasional mop is really all it takes. No more staining, no more dusting concrete, no more worrying about spills soaking in.
