Most garage floors take a beating over the years - oil drips, moisture seeping up through the concrete, and general wear that leaves the surface looking rough and tired. Bare concrete is also notoriously hard to clean and can start trapping moisture in ways that lead to bigger problems down the road. That's exactly the kind of situation this 2-stall garage was dealing with.

We installed our Shoreline flake system here, which gives you that clean, speckled gray finish that works in just about any garage. But the finish is only part of the story. Before anything else went down, we applied a moisture vapor barrier to the concrete. That step matters a lot - especially in garages where moisture wicking up through the slab is a real concern. Skip it, and you risk delamination down the line. We don't skip it.

On top of the flake broadcast, everything gets sealed with a polyaspartic topcoat. Polyaspartic is harder and more UV-stable than standard epoxy, which means it holds up to hot tires, chemical spills, and heavy foot traffic without yellowing or peeling. It's a genuinely durable finish - not just a pretty one. The flake system also ran through the side storage area and utility room, keeping the whole space consistent and easy to maintain.

The floor runs wall to wall with a clean coved edge where it meets the base, which keeps debris from collecting in the corners and makes sweeping a lot faster. Every part of this install - from the moisture barrier to the topcoat - was built with longevity in mind. That's what separates a floor that lasts from one that starts lifting in a few years.
